Booking
A 50% deposit is charged upon booking, with the remaining balance charged 7 days before check-in when the reservation becomes non-refundable. See below for cancellation and 3rd party website booking policies.
Minimums
A two-night minimum is required for federal holiday weekends year-round and all weekends from April through December. Some holiday weekends, such as Labor Day and Memorial Day, may require a three-night minimum. No nightly minimum January through March on non-federal holiday weekends.
Cancellations
1-2 room reservations: Cancellations of all or part of your reservation made more than 14 days prior to scheduled arrival will receive a full refund, minus a cancellation fee. Cancellations of all or part of your reservation within 14 days of scheduled arrival will forfeit the 50% deposit that was charged at the time of reservation. Cancellations of all or part of your reservation made less than 7 days prior to check-in will be charged for the full reservation. A $25 cancellation fee will be charged per room when a refund is due, this is to cover the processing fees we are charged by credit card companies.
Groups and events booking 3 or more rooms: Groups and events booking 3 or more rooms: Group bookings are made at the discretion of Batterby House. Owners will review requests for multiple room bookings and, if approved, payment in full is required upon booking. Payment is not refundable for any reason. This policy applies to a single person booking three or more rooms as well as groups booking three or more rooms for the same event.
Bookings made through 3rd-party sites: Payment in full is required upon booking. Reservations made through other websites (such as Expedia, Booking and their subsidiaries) are not refundable for any reason.
Check-in & Check-out
Check-in time is 3 pm. Check-out time is 11 am. Specific arrangements can be made on a case-by-case basis regarding early check-in and late check-out depending upon room availability. Luggage check prior to check-in or after check-out can also be accommodated.
Child & Pet Policy
Batterby House is home to many lovely, eye-catching (and sometimes fragile) objects. For this reason, the environment is not suitable for smaller children, but we welcome kids over the age of 12. Pets are not permitted. If it is discovered while you are staying with us or after you leave that pets were present a $500 cleaning fee will be automatically charged to your credit card on file, no exceptions.
SMOKING Policy
There is no smoking inside guest rooms, the inn itself, or Batterby Cottage. If evidence of indoor smoking is discovered while you are staying with us or after you leave a $500 cleaning fee will be automatically charged to your credit card on file, no exceptions.
Rates & Taxes
Rates are based on double occupancy and are subject to 8% New York state sales tax and 4% lodging tax. No more than two guests per room are allowed at the inn, and no more than six overnight guests are allowed at the cottage. If additional guests are discovered while you are staying with us, you will be asked to leave immediately, and no refund will be given.
